Evergreen Leases in New Jersey

I recently uncovered two very large dealers that operate in NJ that are using Evergreen lease with 12 month auto-renewal clauses. TGI (I have a copy of lease that is 5 years old plus new lease that was signed a few weeks ago and both have a 12 month renewal) Atlantic (I have a copy of lease that is 4 years old has the 12 month renewal clause) I have friends with both of these companies and I respect the hell out of those sales people. Whenever I see 12-month renewal in a competitor's doc I show it to the customer. That incumbent vender almost never gets the new business. I like when my competitors make my job easy.

When will the evergreen clause end for office equipment lease? Just found another one from a Mega dealer in the tri-state area with a 12 month renewal clause.... Shouldn't those companies be ashamed of themselves? Do they not embrace #customersatisfaction or #clientsatisfaction ? Or is it all about trapping the client if they forget to exercise their end of lease options? I understand that evergreen offers protection for the lessor, but at what cost? Many of the office equipment leases that were in place prior to Covid19 will be coming to term shortly. Those were leases that would have started from 2017-2019 and were termed for 60 months. We're all familiar with the Evergreen Clause and those of us that are pro's in the business understand why we ask for a copy of the original lease. COVID lease extensions happened in Canada as well. In my quotes, I always tell the customer I am buying out exactly this specific $ value and any uncounted payments are the responsibility of the customer. Fortunately, I have never seen a lease auto extend by 12 months unless the customer was on a very rare annual payment usually by their request. Therfore I am unsure if the USA definition of an Evergreen lease is the same as in Canada. Leases commonly extend month to month or quarter to...

Ty for this. Yes USA is different and most leases in the US that have pages built in also have 12 month auto renewals.
